Im not THAT handy with wood work. But I need some advice or names/numbers of people to go to.




that base plate is pretty much gone from the outside stud (right) on in. The inner wall stud (left) in isnt too bad. Floor sheeting is really unknown. Doesnt look too bad.

A couple month ago I goobered up that corner on the outside unknowingly. Lined it with this ashphalt type goober for roofing. Only thing i had on me. Im thinking that cured the leaking. But as you can see, baseplate is toast.

Know anyone that knows carpentry?

I do, me!
Is that concrete the wall is sitting on? if so you could just cut out that piece of base plate and stick another piece in (treated lumber) the wall studs look fine so keep em. if thats not the lower floor you could have other issues with support.
If you want I could come over sometime and give you hand in fixing it.

Did you fix what was causing the leak?

Im pretty sure I did without even knowing this was happening. I saw a gap and didnt like it. So I sealed it off a couple months ago or more. Pulled off the lower molding this eve to paint. Saw the floor sheeting and dug further and found this. There is a floor underneath. I cant tell if its ok or rotted as well.

Take a sawzall and cut out the base plate in between the studs. if the sub-floor isn't rotted out you should be good to just replace the cutout base-plate with some new 2x. insulate it then throw up some drywall, tape it, mud it sand it and you should be good. But you should make for sure you fixed the leak first. take a hose and spray it and see if it leaks.

Also, if you don't have a framing nailer (even if you do), go grab some GRK RSS structural screws to help put new lumber in there (you'll likely have to cut out some rot down low, then sister another stud to the repaired section).

Theres better pics of whats going on. Got a couple calls out for now. Will see what comes of those.


this is said outside corner, you can see what i did a couple mopnths ago on the down angled green piece. Last night I goobered more on until things are figured out.

Also, its pretty dry and crispy. So that tells me it hasnt leaked for quite a while right? Since we got good rain only a couple days ago.

Tri level, this is on the 2nd floor. directly underneath is the mancave. Which, a night or so ago i noticed water stain on the ceiling. In that corner.

Well, at least you wont have to be crawling under the house. looks like you may be replacing some sheeting too, wont know for sure till you pull up the padding under the carpet but you might be able to get away with a 4'x4' section. Like the guys say above it's not that difficult of a project (if you have the tools) but way more time consuming than you will want it to be. My biggest concern would be making sure there is no chance of mold developing after the repair. You won'tt have to replace any of the flooring studs but I might hit everything with a coat of KILLZ anyway.

What's the problem? Just take some of the wood from the center and you've lightened the trailer AND fixed the house!!!

gaw, looks like my current project: it started out as a aluminum rewire for my garage and family room, both on the slab with wood panel walls and access from above to make removal/replacement easy. pull the paneling off the family room only to find a rotten sill and moldy gypsum board exterior. The back porch was built right up the rear wall and the water was climbing up under the aluminum siding.
